Why invest in Multifamily?

Multifamily apartments are an established institutional asset class (Private Canadian Apartments2) that have long been a core component of diversified portfolios for high-net-worth and institutional investors. Through private real estate investments, your clients can access a professionally managed apartment portfolio without the substantial capital commitment or direct ownership responsibilities associated with purchasing properties outright.

The sector’s fundamentals remain strong. Demand for rental housing continues to be driven by limited land supply, population growth, evolving demographic trends, ongoing housing affordability challenges, and shifting lifestyle preferences. Residential real estate also benefits from being tied to a basic need — shelter — which contributes to its ongoing relevance within the broader real estate market.

Investing in private multifamily real estate offers exposure to the potential benefits of property ownership — including income generation and capital appreciation — without the administrative burden of managing tenants, maintenance, or operations.
