This disclosure explains how Equiton and its affiliated and associated companies (“Equiton,” “we,” or “us”) use artificial intelligence (“AI”) in connection with this website and our business, and the terms that apply when you interact with any AI feature made available through the website or use your own AI tools in connection with it. It supplements, and should be read together with, our Disclaimers, Terms and Conditions, and Privacy Policy. In this disclosure, “visitor” or “you” means any user of the website; “investor” means a person who invests or is considering investing in an Equiton product; and “resident” or “customer” means a tenant or prospective tenant of a property Equiton manages. By continuing to use the website, you accept this disclosure as amended from time to time.
- When You Are Interacting With AI
Some features of this website and our communications are powered by AI. When you interact with an AI feature, such as a chat assistant or automated response tool, you are interacting with artificial intelligence technology and not directly with an Equiton employee. Where practical, we identify AI-powered features at the point of use and provide a way to reach a person. AI tools use techniques such as machine learning and natural language processing, and may include generative AI that creates original text or summaries in response to your inputs.
- How Equiton Uses AI
Equiton uses AI and machine-learning tools to support certain operational and informational activities. These may include property management and leasing support; resident and customer-service communications; the preparation and summarization of research and market materials; content drafting; analytics; and improving the functionality of the website. To help you understand where AI is and is not material to your investment, we distinguish between:
- Operational tools – for example, leasing support and resident and customer-service communications – which support day-to-day property operations and do not, by themselves, determine the securities we offer or their terms; and

- Accuracy, Limitations and Human Oversight

- Automated Decision-Making and Personal Information
Where AI tools process personal information, we handle that information in accordance with our Privacy Policy and applicable Canadian privacy legislation, including the Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable provincial privacy laws. We limit the personal information used by such tools to what is necessary for the identified purposes and apply safeguards appropriate to its sensitivity. Where we use AI to make or materially assist a decision that produces a significant effect about an individual, we will provide the information and choices required by applicable law, including, where it applies, the right to request an explanation and to be informed of the use of automated decision-making. - Your Own Use of AI in Connection With the Website
This section governs your independent use of AI in connection with the website and does not limit Equiton’s responsibility for its own use of AI. - Third-Party AI Providers
